Job Description:-


1. Overall Financial Management

  • Overall in-charge of Finance, Accounts, Taxation, and Compliance functions.
  • Establish and monitor financial policies, SOPs, and internal controls.
  • Ensure financial discipline across all projects and departments.


2. Accounting & Financial Reporting

  • Supervise maintenance of books of accounts as per Companies Act, 2013 and Accounting Standards.
  • Ensure timely preparation of:
  • Monthly, quarterly & annual financial statements
  • Project-wise profitability statements
  • Cost sheets and variance analysis
  • Finalization of accounts and coordination with statutory auditors.


3. Project Finance & Cost Control (Critical for Real Estate)

  • Monitor project-wise budgets, cost overruns, and cash flows.
  • Control construction costs including:
  • Material procurement
  • Contractor bills
  • Labour payments
  • Approve and monitor Running Account (RA) Bills of contractors.
  • Track percentage completion method (POCM) / project completion method.


4. Cash Flow & Fund Management

  • Prepare and monitor cash flow forecasts project-wise and company-wise.
  • Ensure availability of funds for:
  • Land payments
  • Construction activities
  • Statutory dues
  • Optimize working capital and fund utilization.


5. Banking & Borrowings

  • Liaison with banks and financial institutions for:
  • Project loans
  • Term loans
  • OD / CC facilities
  • Compliance with loan covenants and submission of bank statements.
  • Handling escrow accounts / RERA designated accounts.


6. Taxation & Statutory Compliance

  • Ensure compliance under:
  • Income-tax Act (TDS, advance tax, returns, assessments)
  • GST (returns, ITC, reconciliation, litigation)
  • RERA financial compliance
  • Handle notices, assessments, and appeals in coordination with consultants.
  • Tax planning for projects and company structure.


7. RERA & Regulatory Compliance

  • Ensure compliance with RERA financial provisions, including:
  • 70% fund parking in designated account
  • Chartered Accountant certificates (Form 3/4)
  • Maintain project-wise financial disclosures as required by authorities.


8. MIS & Management Reporting

  • Prepare Management Information System (MIS) reports:
  • Project profitability
  • Cash flow status
  • Debtors & receivables
  • Inventory and unsold units
  • Provide strategic inputs to Board / Directors for decision-making.


9. Internal Control & Risk Management

  • Design and implement internal control systems.
  • Prevent financial leakages, fraud, and non-compliance.
  • Conduct periodic internal financial reviews.


10. Coordination & Team Leadership

  • Lead and supervise the accounts & finance team.
  • Coordinate with:
  • Project managers
  • Procurement department
  • Legal & compliance teams
  • Act as key point of contact for auditors, consultants, and regulators.


11. Legal & Contractual Financial Matters

  • Review financial clauses in:
  • Construction contracts
  • Joint development agreements
  • Land purchase agreements
  • Ensure proper accounting and compliance with contractual terms.


12. Strategic & Advisory Role

  • Advise management on:
  • Project feasibility and ROI
  • Funding structure
  • Tax-efficient structuring
  • Support expansion, joint ventures, and new project evaluation.


Qualification- Must be CA.
