Designation: Business Head — Sales & Transaction Advisory

Nature of Role: Vertical head. You are being hired to build a new business line, not to join an existing one.

Reports To: Board of Directors, Schnell Builders Pvt. Ltd.

Base Location: Gurugram (with travel to Goa, Bangalore & mandate locations)

Team: Build from zero. Target 6–12 in Year 1, scaling with mandate wins.

Experience: Minimum 10 years in real estate / property sales

Compensation: Best in industry — market-benchmarked fixed CTC + uncapped sales incentive + profit share on the vertical


ABOUT SCHNELL BUILDERS

Schnell Builders is an EPC and pre-engineered buildings company with a delivered portfolio across airports, institutional, commercial, residential and office projects. Our marquee execution credential is the Ayodhya Airport, delivered under contract with the Airports Authority of India.


Schnell is now a developer. Our active pipeline includes Corgao Private Estates (a 40-villa luxury township on approx. 42 acres in North Goa near Mopa Airport), Schnell Sucorro (a boutique stacked-villa community in Bardez, North Goa), and premium builder floors at DLF Phase 2, Gurugram.


We are now establishing a dedicated Sales & Transaction Advisory vertical as a standalone business line — selling Schnell's own inventory and securing exclusive sales mandates for third-party developers and land owners. This role is being created to build and lead that vertical.


THE MANDATE

A two-part role. Both parts matter equally.


Mandate A — Sell Schnell's Own Inventory

  • Own the sales number for all Schnell inventory: luxury villas in Goa, builder floors at DLF Phase 2, and future launches.
  • Set launch strategy, pricing ladders, inventory phasing and payment plan design with the Directors.
  • Personally close high-value transactions with HNI, UHNI, NRI and institutional buyers.
  • Own absorption velocity, realised price per sq. ft., collections and receivable ageing.

  • Mandate B — Build the Sales & Transaction Advisory Vertical

    • Write the charter for the vertical — what we sell, for whom, at what commercials — and execute it after Board approval.
    • Originate and win exclusive sales mandates from third-party developers, land owners and asset holders across residential, villa, plotted, commercial and land transactions.
    • Negotiate mandate terms: exclusivity, brokerage rate, minimum guaranteed offtake, marketing cost sharing, price protection and termination. Protect Schnell's downside in every mandate.
    • Run the vertical as a P&L — own revenue, cost base, break-even and margin.
    • Build the unit economics: brokerage income per mandate, cost per qualified site visit, cost of sale as % of booking value, payback per hire.
    • Secure and maintain RERA agent registration in every state the vertical transacts (Haryana, Goa, Karnataka and others as required).
    • Design and enforce the internal wall between Schnell's own inventory and third-party mandate inventory — a governance obligation, not a formality.


    KEY RESPONSIBILITIES


    Exclusive Mandate Origination Build a target list of developers, land owners and slow-moving projects across NCR, Goa, Bangalore and select secondary markets. Pitch at promoter/CXO level. Conduct pre-mandate diligence and walk away from mandates that will fail. Own delivery of every mandate signed.


    Team Building & Vertical Leadership Design the org structure from first principles, justify every hire against a revenue or margin line. Recruit, onboard, ramp the team. Set the operating cadence — daily huddles, weekly pipeline reviews, monthly business reviews, quarterly resets. Build the incentive plan that retains top performers. Build a bench of two credible successors.


    High-Value Deal Closure Personally originate, negotiate and close large-ticket transactions across Schnell and mandated inventory through to registration. Structure tranche-based payments, buyback/assured-return propositions and portfolio exits. Be the person a stuck ₹5 Cr+ deal escalates to — and stops at.


    Channel Partner & Distribution NetworkBuild and formalise a channel partner network across NCR, Mumbai, Bangalore and Goa. Establish relationships with organised broking houses and national channel platforms. Own NRI and outstation lead channels for Goa.


    Presales, CRM & ProcessEnforce CRM discipline (Salesforce, Zoho, Sell.Do or equivalent). Build the presales engine: qualification scripts, response SLAs, site-visit conversion tracking, lead-source ROI. Deliver a weekly MIS to the Board.


    Compliance & Cross-Functional Coordination Ensure RERA disclosure compliance. Coordinate with Projects/EPC teams and Finance on collections and payouts. Represent Schnell at industry forums and expos.


    MANDATORY REQUIREMENTS

    Candidates who do not meet every criterion will not be shortlisted.

    1. Minimum 10 years full-time real estate/property sales experience, with at least 4 years in a leadership capacity carrying a team target.
    2. Demonstrable experience leading a sales team of 5+, with direct ownership of targets, reviews, incentives and outcomes.
    3. Verifiable track record of personally closing high-ticket transactions — units of ₹3 Cr+, or bulk/commercial deals of ₹10 Cr+ — with substantial cumulative booking value.
    4. Meaningful tenure (ideally 3+ years) with a recognised Grade-A developer (DLF, Godrej Properties, Sobha, Prestige, Embassy, Lodha, Hiranandani, M3M, Signature Global, Emaar or comparable) OR a top-tier consultancy (JLL, CBRE, Knight Frank, Colliers, Cushman & Wakefield, Anarock or comparable).
    5. Experience building a sales team from a standing start — not only inheriting one.
    6. Experience running a sales business as a P&L, or credible readiness on the cost side.
    7. Experience originating, negotiating or delivering exclusive sales mandates for third-party developers or asset owners.


    PREFERRED (NOT DISQUALIFYING)

    • Luxury villa/second-home/resort-residential exposure (Goa, Alibaug, Kasauli or comparable);
    • An established NRI/HNI buyer network; relationships into developer promoters and land owners;
    • Experience with an EPC-to-developer transition;
    • MBA in Marketing/Sales/General Management (bachelor's required regardless);
    • Working knowledge of RERA and TCP Goa zoning;
    • Fluency in English and Hindi.


    KEY PERFORMANCE INDICATORS

    Scorecard A (Schnell Inventory): bookings value, collections, realised price per sq. ft., absorption velocity.

    Scorecard B (The Vertical): mandates won (number and GDV), brokerage income, vertical margin, break-even timeline, mandate delivery vs. commitment, cost of sale as % of booking value, team health, channel strength.


    COMPENSATION & BENEFITS


    Market rate, benchmarked against published 2026 VP/Head-of-Sales data for Indian real estate and Delhi-NCR sales leadership.


    Fixed CTC: ₹30,00,000–₹45,00,000 p.a.

    Sales Incentive (Schnell inventory): 0.15%–0.30% of booking value, paid on collection, uncapped with accelerators.

    Mandate Incentive: 5%–10% of realised brokerage income.

    Vertical Profit Share: 10%–15% of vertical PBT, post break-even.

    On-Target Earnings: ₹50,00,000–₹70,00,000 p.a. at 100% plan achievement.

    Benefits: travel, communication reimbursement, statutory benefits, annual review.


    Roughly 40% of on-plan earnings sit in variable — deliberate by design. Incentives are paid on cash realised, not bookings signed; cancellations/defaults are subject to clawback. The band is a guide, not a ceiling — an exceptional candidate with a demonstrable HNI book or live mandate leads will be considered above it. This is the founding hire for a business line, positioned to grow into a Business Head mandate with long-term participation as the vertical scales.


    WHAT THIS ROLE IS NOT

    Not a role where pre-qualified leads and a brand name close deals for you.

    Not a role where the process, team, mandates and channel network already exist — none of them do. Not for someone who has managed a team on paper without carrying the consequence of the number.

    It is a role for someone who wants to build a sales business, own its economics, and be paid on what it earns.
