About This Opportunity

About This Opportunity
As the Senior Sourcing Leader for Real Estate Leasing in India, you will own the strategy and execution for the Real Estate Rental & Leasing category, stewarding a significant and complex lease portfolio that serves 22,000 employees across 27 locations and 36 contracts, including labs and production sites.
You will be the lead architect of high-value, multi-year lease transactions, driving sophisticated commercial strategies, negotiating complex, multi-market deals, and shaping how Ericsson manages its India real estate footprint.
In this senior, high-visibility role, you will:
- Shape the India category direction and influence the global Real Estate Rental & Leasing agenda.
- Partner closely with Real Estate, Finance, and other senior stakeholders to balance cost, risk, experience, and flexibility.
- Govern and strengthen the landlord and broker ecosystem to deliver measurable business impact across the full lease lifecycle.
- Act as a role model leader, coaching others and elevating the organization’s sourcing and negotiation capabilities.

What You Will Do
Category and Portfolio Strategy
- Define and continuously refine the India Real Estate Rental & Leasing strategy, ensuring local market realities shape global category direction.
- Build and manage the forward pipeline with Real Estate Management and Finance, sequencing deals to optimize cash flow, risk, and business continuity.
- Contribute India insights and best practices into the global Business Services Sourcing roadmap.
- Serve as the lead negotiator for high-stakes leasing transactions across India (and, where needed, APAC), securing best-in-class terms on rent, incentives, fit-out, flexibility, ESG, and risk allocation.
- Apply advanced negotiation playbooks and structured deal architectures to orchestrate outcomes across landlords, brokers, legal, tax, and local leadership teams.
- Structure and close large, multi-year deals that balance commercial value with strategic flexibility.
- Advise and influence very senior leaders (regional/business leaders, Finance leadership and other key stakeholders) on trade-offs across cost, timing, and risk.
- Present clear, decision-ready options supported by robust scenario analysis and compelling narratives.
- Maintain a proactive cadence of communication, highlighting emerging risks early and driving calm, diplomatic resolution in ambiguous or time-pressured situations.
- Identify, assess, and select landlords, brokers, and associated providers to support Ericsson’s India portfolio.
- Govern a high-performing broker panel with transparent performance metrics and rotation principles.
- Challenge demand, shape specifications, and enhance supplier value propositions to strengthen Ericsson’s competitive position.
- Where beneficial, extend scope to landlord-linked managed services and facilities management procurement in partnership with Real Estate and Facilities Management operations.
- Lead consolidations, renewals, expansions, relocations, and terminations, ensuring minimal disruption to operations.
- Optimize total cost of occupancy while safeguarding the employee experience and supporting business growth.
- Conduct comprehensive risk assessments (legal, tax, compliance, market) and scenario analyses (stay/go, renew/relocate, consolidate/sublease/dispose).
- Develop and implement mitigation plans aligned with Ericsson’s risk appetite and governance standards.
- Ensure robust negotiation governance, documentation quality, and audit readiness, including consistent use of approved templates and standards.
- Coach and mentor sourcing managers and cross-functional partners to uplift negotiation, analytics, and stakeholder management skills.
- Role-model calm, principled, and diplomatic leadership in high-visibility forums and governance bodies.
- Contribute actively as a senior member of the global category team, sharing India best practices and learning from other regions.
You will be accountable for driving and improving key outcomes, including:
- Total Cost of Occupancy per seat and overall savings delivery (both realized and contracted).
- Landlord incentives captured and time-to-sign for key transactions.
- Portfolio flexibility, decision value capture, and supplier/broker performance.
- Compliance, risk management, stakeholder satisfaction, and forecast accuracy for occupancy costs and lease-driven cash flows.
The Skills You Bring
Education & Experience
- Bachelor’s degree in Business, Real Estate, Economics, Finance, Procurement, or equivalent experience with evidence of exceptional ability.
- 10+ years of experience in real estate leasing and/or transaction sourcing, with a strong track record of leading complex, multi-market negotiations and closing large, multi-year leases.
- Proven expert negotiator with advanced skills in multi-party negotiations, structured concessions, and creative value engineering.
- Demonstrated ability to design and execute sophisticated deal structures, including risk sharing, flexible options, and incentive packages.
- Strong executive gravitas with the ability to influence very senior leaders through clear, balanced, and data-backed insights.
- Exceptional communication skills—able to simplify complexity, frame trade-offs, and drive decisions in high-stakes forums.
- Solid understanding of real estate principles across leasing, rentals, acquisitions, sub-contracting, and dispositions.
- Exposure to multiple asset types (offices, labs, production sites) and familiarity with diverse landlord and market practices in India; APAC exposure is a plus.
- Results-oriented, with strong project and program management skills to move complex transactions from strategy to signature at pace.
- Comfortable operating in a matrixed, global environment, collaborating closely with Real Estate, Finance, Legal, Tax, and Operations.
- High degree of integrity, judgment, and resilience, with a calm, principled approach in fast-moving or ambiguous situations.
- Experience coaching and developing others, and building capability across sourcing, negotiation, and stakeholder management.
