Senior Sales Manager – Luxury Residential


📍 Location: Bandra, Mumbai

🏗 Project: Astoria – Boutique Luxury Residential Development


Role Overview


We are appointing Senior Sales Managers – Luxury Residential to drive sales for Astoria, a premium residential project in Bandra.


This is a hands-on, end-to-end sales role involving broker sourcing, client engagement, negotiations, and closures. The role suits professionals who are comfortable operating in a lean structure, building relationships on the ground, and closing high-value transactions with discipline and discretion.


Each Senior Sales Manager is expected to originate business and close deals independently.


Key Responsibilities


Broker & Lead Origination

  • Proactively identify, meet, and engage with select residential brokers
  • Build and maintain a high-quality broker network aligned with the project’s positioning
  • Conduct broker briefings, site walkthroughs, and one-to-one meetings
  • Generate deal flow through broker relationships, referrals, and market outreach

Client Engagement & Sales Closures

  • Manage direct walk-ins, referrals, and broker-introduced clients
  • Conduct detailed project presentations and site visits
  • Lead negotiations within approved pricing and structuring frameworks
  • Independently close transactions or structure deals in coordination with the Site Head
  • Manage the client journey from first interaction through booking

Pipeline & Deal Management

  • Build and manage a personal sales pipeline
  • Track follow-ups, negotiations, and closures with discipline
  • Coordinate with:
  • Legal team for Agreement for Sale (AFS) execution
  • Finance team for payment schedules and collections
  • Maintain accurate CRM updates and deal reporting

Governance & Brand Discipline

  • Ensure accurate and consistent representation of the project
  • Adhere strictly to RERA guidelines and internal sales protocols
  • Escalate only exception cases related to pricing or deal structuring
  • Share market feedback, broker sentiment, and buyer insights with the Site Head


Candidate Profile

  • 6–10 years of experience in residential real estate sales
  • Prior exposure to premium or luxury residential projects preferred
  • Established working relationships with Mumbai residential brokers (Western Suburbs preferred)
  • Proven ability to originate leads and close transactions independently
  • Sound understanding of RERA-compliant sales processes
  • Confident, articulate, and relationship-oriented
  • Comfortable working in a small, senior team environment


Reporting Structure


  • Reports to Site Head – Sales & Client Experience
