Position: Project Director – Infrastructure Development

Location: Varanasi, Uttar Pradesh

Compensation: As per industry standard

About the Organization

Heritage Healthcare Private Limited is undertaking the development of a state-of-the-art civil infrastructure project in Varanasi. The Project Director will lead the landmark development from foundation to commissioning, ensuring timely delivery within approved budget and quality standards.

Position Summary

The Project Director will have complete ownership of the civil infrastructure project and will be responsible for planning, execution, monitoring, coordination, risk management, stakeholder management, and successful handover of the project.

Preference will be given to retired Armed Forces officers (Colonel/Brigadier equivalent) or professionals with extensive experience in managing large infrastructure projects.

Key Responsibilities

Project Leadership

  • Lead the complete lifecycle of the civil construction project from foundation to commissioning.
  • Develop and implement project execution strategies.
  • Prepare detailed project schedules, milestones, and monitoring mechanisms.
  • Ensure timely completion within approved cost and quality parameters.

Project Planning & Execution

  • Coordinate architectural, structural, MEP, HVAC, interior and landscaping activities.
  • Monitor construction progress across all work fronts.
  • Ensure proper sequencing of civil, finishing, MEP, gas pipeline, electrical, fire safety, and equipment installation works.
  • Resolve project bottlenecks proactively.
  • Lead and manage the in-house Site Engineering Team and Project Management Unit (PMU), ensuring effective coordination, supervision, and execution of all project activities.

Contractor & Consultant Management

  • Lead coordination among:
  • Architects
  • Structural Consultants
  • PMC (if appointed)
  • Contractors
  • Vendors
  • Government departments
  • equipment suppliers
  • Review contractor performance and certify work progress.
  • Conduct weekly and monthly review meetings.

Budget & Cost Control

  • Monitor project expenditure against approved budgets.
  • Review BOQs, estimates, variation orders, and contractor bills.
  • Control project costs without compromising quality.

Quality Assurance

  • Ensure adherence to approved drawings and specifications.
  • Maintain highest standards of construction quality.
  • Implement QA/QC systems.
  • Ensure compliance regarding statutory as well as quality requirements.

Regulatory & Statutory Compliance

  • Liaise with local authorities for approvals and clearances.
  • Ensure compliance with fire, environmental, electrical, pollution control, and other statutory regulations.
  • Coordinate inspections and certifications.

Risk Management

  • Identify project risks and implement mitigation plans.
  • Monitor delays, resource shortages, contractor issues, and design changes.
  • Prepare recovery plans whenever required.

Reporting

  • Submit weekly and monthly progress reports to management.
  • Present project status including:
  • Timeline
  • Budget
  • Risks
  • Procurement status
  • Pending approvals
  • Critical decisions required

Stakeholder Management

  • Coordinate with promoters, senior management, consultants, contractors, and government authorities.
  • Act as the single point of accountability for project delivery.

Desired Profile

Essential Qualifications

  • Bachelor's Degree in Civil Engineering (preferred).
  • Postgraduate qualification in Project Management/Construction Management is desirable.

Preferred Background

  • Retired Army Officer (Colonel/Brigadier or equivalent) with experience in infrastructure/project management.
  • Candidates from MES (Military Engineer Services), Border Roads Organization, CPWD, NBCC, large EPC companies, or reputed civil infrastructure projects will be preferred.

Experience

  • Minimum 20 years of overall experience.
  • At least 10 years in leadership roles managing large civil construction projects.
  • Experience in projects exceeding 3–5 lakh sq. ft. is highly desirable.
  • Proven experience in managing large-scale integrated developments comprising institutional, residential, and convenience commercial facilities from planning through commissioning and handover.
