Role Description
1. Estimation and Quantity Take-Off
- Prepare detailed quantity take-offs from architectural, structural, MEP and related construction drawings.
- Prepare project BOQs, cost estimates, rate analyses and detailed cost break-ups.
- Review drawings, specifications and tender documents to identify scope, quantity and commercial requirements.
- Check quantities prepared by project teams, consultants, contractors and subcontractors.
- Maintain updated quantity records based on approved drawings and site changes.
2. Budgeting and Cost Control
- Monitor actual project expenditure against approved budgets.
- Prepare periodic cost reports, cost-to-complete projections and budget variance statements.
- Identify potential cost overruns at an early stage and recommend corrective actions.
- Track committed costs, certified costs, pending liabilities and anticipated project expenses.
- Support management with reliable commercial information for project-related decisions.
3. Contractor and Subcontractor Billing
- Verify subcontractor RA bills based on approved quantities, rates, measurements and work completed at site.
- Conduct joint measurements with site teams and contractors wherever required.
- Verify reconciliation statements, deductions, recoveries, retention, advances and statutory requirements.
- Prepare bill certification recommendations with complete supporting documentation.
- Maintain contractor-wise billing, payment and work-order records.
Verify final bills and assist in the commercial closure of contractor packages.
Qualifications
- Minimum 8 years of relevant experience in quantity surveying for building construction projects.
- At least 2 years of experience leading or independently managing the QS and commercial functions of a project or organisation.
- Experience in residential apartments, multi-storey buildings or high-rise construction is strongly preferred.
- Experience working with real estate developers, main contractors or reputed project management organisations will be preferred.
- Candidates must have hands-on experience in contractor billing, cost reporting, tendering and material reconciliation.
Required Qualifications
- Bachelor’s degree or Diploma in Civil Engineering.
- Additional qualification or certification in Quantity Surveying, Construction Management or Cost Management will be an advantage.
- Strong knowledge of residential and high-rise building construction.
- Good understanding of architectural, structural and MEP drawings.
- Strong knowledge of construction measurement, BOQ preparation, rate analysis, billing and cost control.
