As our real estate and development portfolio continues to expand, we are seeking an exceptional Design Manager – Architecture, BIM, Development Coordination & Marketing Content to join our growing development team in Mauritius.
This is a senior, hands-on role for an experienced architectural and design professional who can take ownership of design coordination across multiple developments, from concept through execution, while also supporting the creation of high-quality marketing content for the development company.
We are not looking for a traditional draughtsperson or a studio-only architect.
We are looking for someone who can bridge architecture, BIM, consultants, visualisation, procurement, site execution, and real estate marketing content. The right candidate will help shape the design language of our developments, ensure that all design work is coordinated and buildable, and support the preparation of brochures, renders, floor plans, sales presentations, website content, social media visuals, and other project marketing material.
This role is ideal for someone who understands both design and construction, has a strong visual eye, and can move confidently between drawings, BIM models, CGI reviews, material selections, site coordination, and marketing content production.
- Coordinate architectural, structural, MEP, landscape, interior, and specialist consultants
- Review drawings for completeness, coordination, accuracy, and buildability
- Manage drawing registers, revision logs, consultant trackers, and technical submissions
- Follow up on consultant deliverables, deadlines, and design milestones
- Identify and resolve design clashes across disciplines
- Ensure consultant outputs are aligned with project objectives, timelines, budgets, and development standards
- Support internal decision-making by presenting clear design options, risks, and recommendations
- Lead and oversee BIM/Revit coordination workflows
- Review BIM models, drawing packages, and technical documentation
- Ensure consistency between plans, elevations, sections, details, schedules, and 3D models
- Identify technical inconsistencies, coordination gaps, and documentation issues early
- Support model-based coordination and improve drawing accuracy across projects
- Coordinate with consultants to ensure design revisions are properly reflected across all documentation
- Help establish better BIM, documentation, and design coordination standards within the group
- Coordinate with 3D visualisation teams, CGI artists, rendering specialists, and marketing teams
- Review CGI output, architectural renders, marketing plans, sales presentations, and visual material
- Help maintain a clear and consistent architectural language across developments
- Review façade direction, massing, materials, detailing, proportions, and overall design quality
- Ensure marketing visuals remain aligned with realistic design intent and project deliverables
- Support the preparation of design presentations, development concepts, and investor/client-facing visual material
- Support the creation of high-quality marketing content for real estate development projects
- Coordinate and review brochures, project profiles, sales decks, presentation material, and digital marketing visuals
- Help prepare clean, accurate, and marketing-ready floor plans, site plans, unit layouts, and development diagrams
- Work with internal teams, designers, agents, and marketing partners to ensure project content is visually strong and technically accurate
- Review website visuals, landing page content, social media creatives, reels, walkthrough videos, and project announcements from a design-quality perspective
- Provide architectural input for captions, project descriptions, brochure copy, and sales narratives where required
- Ensure all marketing material accurately reflects the approved design, specifications, project positioning, and development intent
- Help create visual content libraries for each development, including renders, floor plans, construction progress images, material boards, and presentation assets
- Support before/after, progress, concept, and design-explainer content for marketing campaigns
- Ensure marketing content does not overclaim or misrepresent the project
- Support the selection and sourcing of finishes, materials, fixtures, and architectural components
- Coordinate with suppliers, consultants, and project teams on specifications, samples, and material options
- Assist with value engineering, design optimisation, and practical material selection
- Review finishes and specifications from both a design and execution perspective
- Help ensure selected materials are suitable for quality, cost, durability, availability, and site conditions
- Support procurement teams with technical clarification and design intent during sourcing
- Coordinate between consultants, project managers, contractors, procurement teams, and site teams
- Review technical issues arising during construction and support design clarifications
- Ensure site execution remains aligned with approved drawings, specifications, and design intent
- Support practical problem-solving during construction-stage coordination
- Attend project and site coordination meetings where required
- Review site progress from a design-quality and buildability perspective
- Help ensure the built product reflects the approved design quality and development vision
- Degree in Architecture, Architectural Technology, Built Environment, or a related field
- 5–10+ years of relevant professional experience
- Strong proficiency in:
- AutoCAD
- Revit / BIM
- SketchUp
- Strong understanding of architectural detailing, construction documentation, and design coordination
- Experience coordinating across multiple consultants, disciplines, and project stakeholders
- Experience working with 3D rendering, CGI, or visualisation teams
- Ability to review and prepare marketing-ready architectural visuals, floor plans, presentations, and project material
- Strong design sensibility and a good eye for materials, proportion, detailing, layout, and visual storytelling
- Excellent English communication skills
- Strong organisational and project coordination ability
- High attention to detail
- Ability to manage multiple projects and priorities at the same time
- Willingness to relocate to Mauritius
- Experience in residential, mixed-use, hospitality, or premium property developments
- Developer-side project experience
- Experience supporting real estate brochures, sales presentations, website visuals, social media content, or project launch material
- Experience with tropical, island, or climate-responsive architecture
- Knowledge of interior finishes, materials, specifications, and procurement processes
- Exposure to value engineering and specification management
- Site execution or construction-stage coordination experience
- Experience reviewing sales and marketing visuals from a design and technical accuracy perspective
- Familiarity with Adobe Creative Suite, Canva, Figma, Lumion, Enscape, D5 Render, Twinmotion, or similar visualisation/content tools is an advantage

The role offers a competitive package for the right candidate, including:
- Base Salary: MUR 75,000 – 90,000 per month, depending on experience, portfolio, and technical capability
- Accommodation Support: Company-supported accommodation for the first 3–6 months to support relocation and settling in Mauritius
