About the Role
Our client is seeking an experienced Commercial Real Estate Manager to oversee the day-to-day operations, financial performance, and tenant relations of a portfolio of commercial properties, including office, retail, and industrial assets.
The ideal candidate will ensure properties are efficiently managed, financially optimized, compliant with applicable regulations, and aligned with ownership's investment objectives.
Key Responsibilities
Property Operations
- Manage the daily operations of commercial properties.
- Coordinate preventive maintenance, repairs, and tenant improvement (TI) projects.
- Oversee vendors, contractors, and building engineers, including contract negotiation and performance management.
- Conduct regular property inspections to ensure safety, compliance, and appearance standards.
- Support capital improvement initiatives.
Financial Management
- Prepare annual operating budgets and CAM reconciliations.
- Monitor rent collection, tenant delinquencies, and lease-related recoveries.
- Analyze property performance, including NOI and operating expenses.
- Review vendor invoices and identify cost-saving opportunities.
- Assist with forecasting and budget reviews.
Leasing & Tenant Relations
- Support leasing activities and coordinate with brokers.
- Administer commercial lease terms, renewals, and rent escalations.
- Serve as the primary contact for tenants and resolve operational issues.
- Coordinate tenant move-ins, move-outs, and build-out schedules.
Compliance & Risk Management
- Ensure compliance with building, fire, and life-safety regulations.
- Maintain insurance documentation for tenants and vendors.
- Support emergency preparedness and business continuity planning.
- Conduct regular risk assessments and oversee corrective actions.
Team & Vendor Management
- Supervise on-site operations staff.
- Manage vendor contracts and service providers.
- Collaborate with ownership, leasing teams, and asset managers on strategic initiatives.
Required Qualifications
- Bachelor's degree in Real Estate, Business Administration, or a related field (or equivalent experience).
- 3–5 years of commercial property management experience.
- Strong understanding of commercial leases, CAM reconciliation, and NNN/Gross lease structures.
- Experience with budgeting, financial reporting, and NOI analysis.
- Excellent communication, negotiation, and organizational skills.
- Proficiency in property management platforms such as Yardi, MRI, AppFolio, or similar.
Preferred Qualifications
- CPM, RPA, CCIM, or Real Estate License.
- Experience managing a multi-tenant commercial portfolio.
- Familiarity with building systems and tenant improvement (TI) project coordination.
