Role ObjectiveLML Realty is looking for a high-performing Channel Sales Manager to expand our footprint by building and managing a robust network of Channel Partners (CPs), wealth managers, and real estate brokers. You will be responsible for driving sales for our flagship industrial parks and township projects (including the LML Industrial Park and Jhirka Valley) through third-party intermediaries.
The ideal candidate will have a deep understanding of the Gurgaon/Delhi-NCR broker ecosystem and the ability to pitch industrial "ecosystems" rather than just square footage.
Key Responsibilities1. Network Expansion & Onboarding
- Identify, recruit, and onboard top-tier Channel Partners, specialized industrial brokers, and investment consultants.
- Expand the reach of LML Realty into new territories (Delhi, NCR, and neighboring industrial hubs like Bhiwadi and Bawal).
- Conduct regular training sessions for CPs to keep them updated on LML’s project USPs, government schemes (e.g., PADMA), and payment plans.
2. Sales Generation & Pipeline Management
- Drive consistent site visits and closures through the channel network.
- Ensure a healthy pipeline of leads by organizing CP-specific events, "Broker Meets," and site-visit drives.
- Work closely with the CRM and Sales Support teams to ensure that leads provided by partners are handled with high conversion standards.
3. Relationship & Loyalty Management
- Act as the primary point of contact for Channel Partners, resolving their queries and providing marketing collateral (brochures, 3D renders, and walk-throughs).
- Manage the timely processing of brokerage invoices and incentive disbursements to maintain trust and high motivation levels.
- Design and implement innovative CP Incentive Schemes and loyalty programs to ensure LML Realty remains the "preferred developer" for partners.
4. Market Intelligence
- Monitor competitor channel activities, brokerage structures, and upcoming industrial/commercial projects in the region.
- Provide feedback to the leadership team regarding market sentiment and the effectiveness of current pricing or offer structures.
- Experience: 4–8 years in Channel Sales within the Real Estate industry. Experience in Industrial/Commercial real estate is a significant advantage.
- Network: Must have an existing, active database of Tier-1 and Tier-2 brokers in the Gurgaon/NCR market.
- Communication: Persuasive negotiation skills with the ability to pitch complex industrial ecosystem concepts to seasoned investors.
- Education: Graduate (MBA in Marketing or Sales preferred).
- Technical: Proficiency in CRM tools and MS Office. Ability to use AI tools for market research or drafting partner communications is a plus.
- Number of active Channel Partners onboarded per quarter.
- Total sales volume (INR) contributed via the channel vertical.
- Ratio of Site Visits (SVs) to Closures from the channel network.
- Timely resolution of partner grievances and brokerage payouts.
