Role Purpose
The Asset Manager is responsible for maximizing the value, utilization, and lifecycle of the companys physical and real estate assets. This hands-on role focuses on strategic oversight of construction machinery, rental fleets, and property holdings to ensure peak operational efficiency and ROI.

Role Purpose
The Asset Manager is responsible for maximizing the value, utilization, and lifecycle of the companys physical and real estate assets. This hands-on role focuses on strategic oversight of construction machinery, rental fleets, and property holdings to ensure peak operational efficiency and ROI.
Responsibilities
- Equipment & Fleet Management
- Oversee the procurement, deployment, and decommissioning of heavy construction machinery and rental equipment
- Implement and monitor preventive maintenance programs to minimize downtime and extend machinery lifespan
- Track equipment utilization to determine optimal timing for repairs, sales, or acquisitions
- Real Estate & Facilities Oversight
- Manage the companys real estate portfolio, ensuring compliance with Valenzuela City regulations and zoning laws
- Handle lease agreements, property inspections, and facility improvements
- Inventory & Physical Tracking
- Maintain an accurate and up-to-date asset register of all tools, vehicles, and machinery
- Implement and manage physical tracking solutions (GPS or manual tagging systems) to prevent loss or unauthorized use
- Conduct regular physical audits of equipment across project sites
- Financial Optimization & Compliance
- Conduct cost-benefit analyses on asset repairs versus replacements to protect the companys bottom line
- Ensure all assets are properly insured and permits/registrations (LTO, engineering certifications, etc.) are current
- Experience: Minimum of 5 years in a senior asset management role, preferably in construction, logistics, or heavy equipment rental
- Industry Knowledge: Strong understanding of construction equipment (cranes, excavators, hauling units) and local real estate trends
- Technical Skills: Proficiency in Microsoft Excel for tracking and reporting; comfortable with physical tracking technologies
- Education: Bachelors degree in Civil Engineering, Business Administration, Real Estate Management, or related field
- Soft Skills: Strong negotiation skills, sharp technical attention to detail, and ability to manage a team of technicians and site personnel
