Job Summary
We are seeking a legally qualified professional (LLB/LLM) with hands-on experience in real estate regulatory processes to manage compliance and revenue assurance across our property portfolio. This role is designed for candidates with a strong legal foundation who have actively worked on real estate documentation, regulatory approvals, and liaison with government authorities.
The role combines legal compliance oversight with revenue tracking responsibilities, ensuring all real estate transactions, leases, and financial flows are legally sound, compliant, and efficiently managed.
Key Responsibilities: Legal & Compliance (Primary Focus):
We are seeking a legally qualified professional (LLB/LLM) with hands-on experience in real estate regulatory processes to manage compliance and revenue assurance across our property portfolio. This role is designed for candidates with a strong legal foundation who have actively worked on real estate documentation, regulatory approvals, and liaison with government authorities.
The role combines legal compliance oversight with revenue tracking responsibilities, ensuring all real estate transactions, leases, and financial flows are legally sound, compliant, and efficiently managed.
Key Responsibilities: Legal & Compliance (Primary Focus):
- Ensure full compliance with real estate laws, land regulations, lease laws, RERA guidelines, and local statutory requirements.
- Draft, review, and vet lease agreements, sale agreements, MoUs, and other legal documents.
- Regularly visit government offices (e.g., sub-registrar, municipal authorities, land revenue departments) to manage registrations, approvals, and filings.
- Liaise with legal authorities, consultants, and regulatory bodies to ensure smooth execution of real estate transactions.
- Conduct compliance audits of property records, agreements, and transactions.
- Track regulatory changes and advise internal teams on legal implications.
- Manage documentation related to property titles, due diligence, and legal clearances.
- Identify legal risks and implement corrective measures.
- Monitor and reconcile revenue streams such as rent, lease payments, deposits, and other property-related income.
- Ensure all financial transactions are aligned with contractual and legal obligations.
- Support finance in revenue tracking, invoicing, and collections from a compliance standpoint.
- Assist in budgeting and forecasting for real estate operations.
- Identify revenue leakages and ensure corrective legal or operational action.
- Act as the primary point of contact for all government-related real estate work.
- Handle property registrations, stamp duty processes, and legal filings.
- Coordinate with local authorities for approvals, licenses, and compliance certifications.
- Ensure timely completion of statutory processes.
- Work closely with finance, leasing, and property management teams.
- Support internal and external audits (legal and financial).
- Provide training to internal teams on compliance, documentation, and legal processes.
- Mandatory: LLB or LLM (Legal background is required — non-legal profiles will not be considered)
- 3–6 years of experience specifically in real estate legal/compliance roles
- Strong working knowledge of:
- Property laws and land regulations
- Lease agreements and contract law
- Local registration and municipal processes
- Proven experience in handling on-ground government office work
- Familiarity with real estate documentation, due diligence, and title verification
- Strong legal drafting and documentation skills
- Practical knowledge of regulatory procedures
- Excellent coordination and follow-up abilities
- High attention to detail and compliance mindset
- Ability to manage multiple properties and priorities
- Good financial understanding (basic revenue tracking & reconciliation)
- Experience with commercial or residential property portfolios
- Exposure to RERA compliance and filings
- Familiarity with financial tools like Excel, Yardi, or similar systems
- Prior experience in developer firms, real estate companies, or legal firms handling property matters
