Job Purpose: Head - Business Development & Leasing spearheads strategic initiatives to drive business growth and maximize leasing opportunities by developing and implementing effective market strategies, managing key partnerships, securing favourable terms during negotiations, ensuring adherence to regulatory framework and risk management strategies and optimizing business development efforts to achieve organizational objectives and meet revenue targets.

Purpose

RESPONSIBILITIES

Adani Airport City is developing Hospitality led Mixed Use Real Estate Airport Cities constituting Retail, Office, Hotels and Convention Centres across various cities – Mumbai, Navi Mumbai, Ahmedabad, Jaipur, Lucknow, Guwahati spanning over 22 Mn. Sft in the initial Phases.

The Head Retail Leasing will be responsible for heading the leasing activities for retail, F&B and experiential asset spaces. This role requires a candidate with extensive experience in the retail real estate industry, in leasing, retail planning, anchor transactions and leading retail teams. This position will report to the CEO.

Experience

• Minimum 18-20 years of experience in the retail real estate industry
• Proven track record in leasing and retail anchor client relationships
• Experience in new business generation, project launches, marketing, client presentations, negotiations and finalizing lease contracts
  
  

Roles and Responsibilities:

• Develop and implement leasing strategies to secure leasing clients and maximize occupancy and revenue
• Lead leasing team in identifying potential tenants and negotiating lease terms
• Secure Retail Leasing clients including anchors, mini anchors, experiential concepts, family entertainment concepts, F&B clients, etc. in the initial phase of product development.
• Collaborate with the project and design teams to evaluate the correctness of project planning, product mix and providing feedback for optimum product development.
• Conduct financial/business analysis for ensuring the viability of various tenants/clients from revenue and cost perspective.
• Ensure compliance with leasing regulations and legal requirements
• Develop and Optimize Tenant Mix for Retail Leasing to lead the development and execution of retail leasing strategies aimed at attracting a diverse mix of retailers that align with the mall’s positioning and market.
• Ensure that leasing activities drive footfall, support long-term profitability, and enhance the mall’s status as a top retail destination.
• Conduct in-depth market research to track retail trends, consumer preferences, and competitor activities, using this data to strategically target retailers that appeal to customers.
• Identify and approach retail brands that can help increase footfall and fill gaps in the current tenant mix to improve retail offerings.
• Oversee the retail leasing process from initial discussions through to agreement finalization, ensuring lease terms meet both the commercial goals and tenant needs.
• Negotiate complex retail lease terms such as rental rates, store size, fit-outs, and terms aligned with the retailer’s business model while ensuring legal and financial compliance.
• Maintain strong relationships with retail tenants, acting as their primary point of contact to resolve issues and provide support throughout their tenancy.
• Build and nurture long-term partnerships by addressing tenant concerns and ensuring smooth lease renewals to foster a thriving retail environment.
• Ensure that all retail leasing activities, including lease agreements, tenant correspondence, and store design approvals, are accurately documented.
