Job Description

About the Job

The Opportunity: Electrical Estimation Engineer — Prefab Construction (1-3 years)

Department: Estimation / Tendering

Office Location: IITM Research Park, Tharamani, Chennai

At Modulus Housing, we don’t hire for pedigree or rigid years of experience—we hire for potential, mindset, and agency.

We are on an ambitious journey to become the “IKEA for steel construction”, reimagining how buildings are designed, costed, and delivered through standardized, modular, industrialised systems.

We are looking for a high-potential Electrical Estimation Engineer with strong first-principles thinking, clarity of design understanding, and hands-on experience in electrical design, quantity take-off, and costing. This role is ideal for someone early in their career who wants to work close to real engineering, real numbers, and real decision-making—not just BOQs.

Key Responsibilities

Cost Estimation & Analysis (Electrical-Focused)

  • Prepare and review detailed electrical cost estimates for prefab and modular construction projects.
  • Perform accurate quantity take-offs from electrical drawings, layouts, and single-line diagrams.
  • Conduct rate analysis for electrical systems including power, lighting, panels, cabling, earthing, and basic ELV.
  • Identify scope gaps, overlaps, and optimization opportunities early in the estimation stage.

Cost Automation & First-Principles Thinking

  • Approach costing using first-principles logic rather than copy-paste rates.
  • Support development of structured rate libraries and standardised costing templates.
  • Participate in improving estimation workflows and exploring automation-friendly costing methods.

Documentation & Submission

  • Compile clean, well-structured costing and BOQ documents aligned with drawings and specifications.
  • Support tender submissions by ensuring accuracy, clarity, and completeness of electrical cost data.

Strategic Stakeholder Coordination

  • Coordinate with design, procurement, and execution teams to validate quantities and constructability.
  • Interact with vendors and subcontractors to obtain market rates and understand cost drivers.
  • Support value engineering discussions by comparing alternative electrical systems and configurations.

Qualifications

Education

  • Bachelor’s degree in Electrical Engineering.
  • Exposure to mechanical or plumbing systems is a plus, but not mandatory.

Experience

1–3 years of experience in:

  • Electrical design, or
  • Electrical estimation / quantity take-off / costing roles.

Experience in consulting firms, EPCs, contractors, or real-estate projects is preferred.

Technical & Professional Skills

  • Strong understanding of electrical design intent and system layouts.
  • Hands-on experience with quantity take-off, rate analysis, and Excel-based costing.
  • Exposure to vendor rate negotiation and benchmarking.
  • Analytical mindset with high attention to detail and clarity of thought.

Mindset & Ownership

  • Thinks from first principles and asks “why,” not just “how much.”
  • Takes ownership of work and follows through end-to-end.
  • Curious, hardworking, and eager to grow in modular and prefab construction.
  • Comfortable working in a fast-moving, high-accountability environment.

Why Join Us?

This is your chance to be part of something bigger. We offer:

  • High-Impact Role: Directly contribute to the success and growth of a pioneering company.
  • Cutting-Edge Projects: Work on innovative modular construction projects that are shaping the future of the built environment.
  • Professional Development: Opportunities for continuous learning, professional growth, and career advancement.
  • Collaborative Culture: Be part of a passionate and supportive team that values innovation, integrity, and collaboration.
  • Competitive Compensation: A comprehensive salary and benefits package that recognizes your skills and contributions.

At Modulus Housing, we are building for the long term—and we’re looking for people who want to do the same.
