Role Overview
The Business Development Director is responsible for driving revenue growth through strategic client acquisition, relationship development, and market expansion within the commercial and industrial construction sectors. This role requires a strong understanding of construction delivery methods, market dynamics, and client priorities, with a focus on advanced manufacturing, industrial facilities, and complex commercial projects. The successful candidate will excel in consultative selling and strategic market engagement across multiple stakeholder groups.
Key Responsibilities
Strategic Business Development
- Develop and execute business development strategies aligned with organizational objectives and regional growth goals
- Identify, pursue, and secure new commercial and industrial construction opportunities, with emphasis on advanced manufacturing, data centers, distribution facilities, and complex industrial projects
- Build and maintain strong relationships with developers, manufacturers, owners, architects, engineers, and key decision-makers
- Lead the development and presentation of proposals, qualifications, and competitive responses for targeted pursuits
Market Intelligence & Opportunity Development
- Conduct ongoing market research and competitive analysis to identify emerging trends, opportunities, and risks
- Explore new market segments and geographic regions, particularly within advanced manufacturing and industrial sectors
- Develop a deep understanding of client challenges to position the organization as a trusted solutions partner
- Monitor industry, regulatory, and technology developments impacting industrial construction
Collaboration & Execution
- Partner with preconstruction, project management, and field teams to develop competitive and executable project strategies
- Support client interviews, presentations, and relationship-building efforts throughout the sales cycle
- Collaborate with marketing teams to create client-specific materials, case studies, and thought leadership content
- Work with executive leadership on strategic account plans for key clients and emerging market sectors
Performance Management & Development
- Maintain accurate pipeline tracking, reporting, and forecasting through CRM systems and analytics tools
- Track and report KPIs including pipeline health, win rates, revenue forecasts, and market penetration
- Represent the organization at industry events, trade shows, and professional associations
- Mentor junior business development staff and promote best practices in consultative selling

Qualifications
Education & Experience
- Bachelor’s degree in construction management, engineering, business, marketing, or a related field
- 3–5 years of experience in commercial or industrial construction business development, sales, or client-facing roles
- Demonstrated success identifying, pursuing, and winning new construction work, particularly in industrial or advanced manufacturing sectors
- Construction exposure to manufacturing facilities, distribution centers, data centers, or other complex industrial projects
Technical Knowledge
- Strong understanding of construction delivery methods (Design-Build, Design-Bid-Build, CM at Risk, IPD, Progressive Design-Build)
- Knowledge of advanced manufacturing environments, clean rooms, process piping, automation, and complex MEP systems
- Awareness of construction industry trends, market dynamics, and competitive landscapes
- Solid financial acumen related to project costs, risk management, bonding, and insurance
