JSW Realty is looking for a creative and assiduous individual to join the dedicated team of young, innovative minds who work in synergy with a focus on the bigger picture.
Objective: The person will multi-task, create feasibility reports & analyze proposals for acquisition. The person should possess an eye for details, be able to perform under stringent deadlines and be able to aggregate and interpret data. The profile provides exposure to diverse challenges facing the senior management.
Role/Specialization: Business Development / Client Relationship
Responsibilities:
- Feasibility Reports & presentations:
- Build cash flow models to assess commercial viability of existing projects / potential projects
- Good understanding of schemes under DCPR 2034
- Prepare presentations / investment pitch, notes, information memorandums for sharing with PE's / NBFC's / Banks / Internal Stakeholders
- Interact with ease cross-functionally for information to build the Cashflow models.
2.Deal Diligence & Documentation
- Assist in review of the Due Diligence process with Legal and technical advisors
- Assist in review of transaction documents like DA, PAAA, Conveyance, Term Sheets, Heads of Terms, MoUs, Exchange Deeds, PoAs, etc.
3.Research & Tracking:
- Keeping abreast of the real estate market residential and commercial sector trends in the city through primary and secondary research and periodically report on the same.
- Generate market intelligence reports for micro-markets of ongoing projects
- Keep track of tenders / public notices on a day-to-day basis.
4.Miscellaneous:
- Coordinate with PMCs, Brokers, Society Committee members
- Prepare MOMs, attend pre-bid meetings, coordinate and assist in managing presentation to Societies for redevelopment
Qualifications and skill-sets:
- Graduation in any field. MBA/CA is preferred.
- Tech Skills: Data Visualization, MS Word, PowerPoint
- Core Skills: Financial modelling &analysis
- Proven, robust work done with reputed firms, with 10-15 years in BD or Strategy role with a real estate developer / investment banker / private equity / IPC / KPO in real estate finance process.
- Must be proficient in preparation of Business plan, conducting Feasibility Analysis and in Contract Documentation
- In-depth understanding about RERA compliances & schemes under DCPR 20234 and related technicalities
- Tactical and liaising expertise to deal with premium clients, government agencies and institutions
- Relationships with International Property Consultants and Law firms would be an added advantage
- Experience in development planning, strategic investments, and familiarity with the local real estate market is essential.
- Exceptional attention to detail, time management, coordination skills and strong communication skills
- Reliable, focused, confident, articulate and self-directed individual with a high level of initiative and a ‘can do’ attitude
- Emotional maturity; highly resourceful team-player, with the ability to also be extremely effective independently and having a strong sense of ownership
- Demonstrated proactive approach to problem-solving.
