Job Summary

The AVP – Projects will lead the end-to-end execution of all real estate project at Gurugram, ensuring timely delivery within budget and to the highest standards of quality, safety, and regulatory compliance. The role will provide strategic and operational leadership across project planning, construction, procurement, quality, cost control, stakeholder management, and statutory compliances.

The incumbent will drive construction excellence through scalable systems and processes, technology adoption, innovation in construction practices, and strong internal and external partnerships to support the Firm's growth aspirations.


Key Responsibilities

1. Strategic Leadership & Planning

  • Develop and implement the overall project execution and construction strategy across current and future developments.
  • Lead planning, costing, procurement, and technical design reviews during the pre-construction phase to finalize project scope, specifications, and budgets.
  • Partner with the Design team to ensure technical feasibility, cost-effectiveness, and buildability of design solutions.
  • Establish and monitor KPIs for quality, safety, timelines, and cost control.
  • Drive process standardization, governance frameworks, and adoption of construction technologies and sustainable building practices.

2. Project Execution & Management

  • Lead the complete project execution lifecycle from mobilization to completion and handover.
  • Ensure effective project planning, scheduling, progress monitoring, and risk mitigation.
  • Oversee multiple construction sites, ensuring adherence to approved plans, quality standards, safety norms, and organizational policies.
  • Conduct regular site reviews and proactively resolve execution-related challenges.

3. Budget, Cost & Quality Management

  • Manage project budgets through robust cost control and approval of major expenditures.
  • Oversee vendor and subcontractor selection, contract negotiations, performance management, and payment processes.
  • Establish and implement stringent Quality Assurance (QA) and Quality Control (QC) protocols.
  • Drive value engineering initiatives to optimize costs without compromising quality or functionality.

4. Team Leadership & Stakeholder Management

  • Lead and develop cross-functional teams across Planning & Costing, Contracts & Billing, Procurement, Site Construction, MEP, Safety, and related project functions.
  • Foster a strong culture of safety, accountability, and operational excellence across project sites.
  • Act as the primary technical interface for architects, consultants, contractors, and statutory authorities.
  • Build strategic partnerships with vendors and contractors across the project execution value chain.
  • Provide regular updates to senior management on project status, risks, milestones, and resource requirements.

5. Compliance & Regulatory Management

  • Ensure compliance with RERA guidelines, local building bye-laws, municipal approvals, environmental clearances, and applicable state regulations.
  • Coordinate with the Liaisoning team to secure all statutory approvals, inspections, and occupancy/completion certificates required for project execution.

Qualifications & Experience

  • Bachelor's or Master's degree in Civil Engineering or Construction Management.
  • Minimum 18+ years of experience in large-scale construction project management, including 7–10 years in senior leadership roles within reputed real estate development firms.
  • Proven experience of successfully delivering multiple end-to-end project cycles, preferably in the residential asset class.
  • Strong track record in delivering high-rise residential, commercial, or mixed-use developments in the Gurugram/NCR market.


Required Skills & Competencies

  • Technical Expertise: Strong understanding of construction methodologies, structural engineering, MEP systems, and modern building materials in the Indian context.
  • Statutory & Regulatory Knowledge: Thorough knowledge of RERA, Haryana building bye-laws, contractual frameworks, and applicable statutory requirements.
  • Leadership & Team Management: Ability to lead large multidisciplinary teams and manage consultants, contractors, and external stakeholders.
  • Project Management: Expertise in project planning, scheduling, budgeting, and risk management using tools such as Primavera and MS Project.
  • Technology & Digital Acumen: Experience with ERP platforms (e.g., SAP, Farvision) and construction technologies such as BIM and Autodesk tools to drive efficiency, quality, and cost optimization.
  • Financial Acumen: Strong capabilities in cost estimation, budget management, and contract negotiations.
  • Communication: Excellent verbal and written communication skills to engage effectively with senior leadership, government authorities, consultants, and project teams.
  • Problem-Solving & Decision Making: Proven ability to resolve complex construction and contractual issues and make sound decisions under pressure.
