Job Description
Role Overview -AGM Strategy (Real Estate)
The Strategy Manager – Sales & Business Strategy will drive revenue growth by designing, executing, and monitoring sales and business strategies across projects. The role focuses on market intelligence, pricing strategy, channel optimization, sales performance analytics, and strategic initiatives to enhance conversion, velocity, and profitability. This will be for our Real Estate.
(The House of Shubhashish) as well as for our aviation sector (BKJ Airports).
Sales Strategy & Planning
- Develop and implement project-wise and annual sales strategies aligned with business goals
- Define sales targets, revenue forecasts, absorption plans, and launch strategies for new projects
- Support leadership in defining short-term and long-term growth roadmaps
Market Intelligence & Competitive Analysis
- Conduct in-depth market research on pricing, demand trends, inventory movement, and competitor strategies.
- Track micro-market dynamics, customer preferences, and emerging opportunities
- Recommend corrective actions based on market shifts.
Pricing & Product Strategy
- Design pricing frameworks, discounting logic,and promotional schemes to optimize sales-velocity and margins.
- Work closely with CRM, sales, and finance teams on price revisions and offer effectiveness.
- Analyze product mix and unit configuration performance
Sales Performance & Analysis
- Monitor sales funnel, lead conversion ratios, channel productivity, and customer acquisition cost (CAC)
- Create dashboards, MIS, and management reports for leadership rev
- Identify bottlenecks and recommend process improvements.
Channel & Business Development Strategy
- Evaluate and optimize channel partner performance and incentive structures
- Support channel expansion strategies and institutional sales opportunities.
- Collaborate with marketing on campaign ROI and lead quality improvement
Cross-Functional Collaboration
- Work closely with Sales, Marketing, CRM, Finance, Projects, and Legal teams to ensure strategy execution
- Support leadership presentations, board reviews, and strategic decision-making
- Evaluate and optimize channel partner performance and incentive structures
- Support channel expansion strategies and institutional sales opportunities
- Collaborate with marketing on campaign ROI and lead quality improvement
Cross-Functional Collaboration

Qualifications & Experience
- MBA / PGDM in Strategy, Marketing, Finance, or Business Management
- 8–15 years of experience in real estate sales strategy, consulting, or business analytics
- Strong understanding of residential real estate markets, pricing, and sales lifecycle.
- Real Estate background mandatory
